Donovan Ruffin is a millionaire, Real Estate investor and a TV Show celebrity, he started his first marketing company at 20 years old. When he started to generate profits from his marketing company, he invested in the real estate market, that´s when he finds his passion in early 2015. Now he is doing virtual wholesaling and deals all over Texas. He loved the idea of remodeling properties and the amount of money that he could do with Real Estate. Donovan started with wholesaling and then he transitioned to rehabs and fix n´ flips. He was working part time in his marketing company but in 2018 he decided to shut down the company and go full time with Real estate, now he is closing 25 to 30 deals a month and doing also wholetaling and developing. Charles Hernandez (@unclecharleshbhs) grew up on the streets in some of the roughest cities from New Orleans to Texas; he calls it growing up in Forgotten Violent-Ville USA! As true as it is today, one can only imagine the ugliness and horror young men experience when growing up in utter chaos where there is nowhere to turn and no one to turn to. Despite the ugliest he grew up around and despite many mistakes made, Charles changed his destiny! Despite all the odds that he could change his course, he went to school and eventually graduated from UTSA with a BBA in Business & Finance. He wanted to show his son “that it doesn’t matter where you come from nor matter what mistakes you’ve made,” everyone has a choice to choose a different path! Knowing not even a BBA would make a difference for him, he charted a path to be his own Boss! He got into the mortgage business in the early 2000´s, eventually running several mortgage broker & banker shops “having great success” until the crashed of 2008, destroyed him and brought him back down to where he first started, “w/NOTHING!” After filing Bankruptcy in 2009 & 2010 and fighting through a bout of depression from losing all he had attained, Charles started HBHS as a Realty Co. in 2012! Shortly thereafter, his partner, Michael Llanas joined him and the by the end of 2012 they had a success small realty co and a fix & flipping operation. Quickly they graduated to focusing on creative financing and building a portfolio; just as quickly, together they dove into Subject To transactions, Wholesaling and Reverse Wholesaling. By 2016, they open an office and focused on building a team. Since then, they’ve experience growth, set-backs, more growth, and even more set-back but never have they folded or slowed their momentum! Charles “together with his partner” run HBHS today completely focused that HBHS is everything to all who “Work With Them Not For Them”. Charles is the first to say, despite his or anyone’s mistakes, the most important thing “when afforded a second chance” is to do the right thing even when no one is looking! Friendship, Values, HBHS and Commitment to his family and HBHS Team are the most important things to him today! A big nugget he dropped: "Success Comes to People at Different Times." “Just keep pushing!”

We met in San Antonio, he is a wholesaler who has been in real estate for almost twenty years, he defines himself as an old school wholesaler and wholesaling is his primary business model. It has been a long journey to get where he is now. He grew up in the Boston area, he went to school and got a degree on criminal justice. He started in real estate by chance when he sold his house for the first time. When he first started, he said he was intimidated, but after attending to real estate groups he realized he could make a lot of money doing real estate.
